Case Study – a boiler replacement

The challenge

DBS was contracted to convert the building to a high-efficiency, natural gas system with computerized controls automation.The existing infrastructure was resulting in excessive operating costs (due to the age of the equipment) and its overall condition resulted in almost daily system failures.

More significantly, the property was protected under the Ontario Heritage Act.

The scope of work

DBS removed the cast iron oil-fired boilers (from the early 50s) and replaced them with high-efficiency gas units. The inability to effect any cosmetic changes to the outside/exterior of the building provided significant challenges for venting and combustion air intakes, but these were overcome by DBS design engineers.

Working with the client, DBS provided the most efficient design which maximized energy efficiency through the use of state-of-the0art Siemens automation controls and fully modulating equipment, boilers and zone-control valves.

The results

The installation of the new equipment form start to finish was performed and completed within 6 weeks and has been problem free to date. The project has not deviated outside of expected operating costs.

 

Eaton Hall – an overview

 

Eaton Hall is modeled after a Norman French chateau with rounded turrets and grand halls. It started as a summer residence and working farm. It was the site of many Hunts of the Toronto and North York Club. During the Second World War it was a hospital for severe burn patients. And, since 1971 it has been the location of one of Canada's outstanding community colleges.

Eaton Hall... the very name conjures scenes of Toronto's and Ontario's Twenties and Thirties "elite" gathering to play and relax in the rolling hills and countryside north of the bustling, merchant-led Toronto. And the leading merchants were the Eaton family, owners and operators of the T. Eaton Company department store.
